When the first hard freeze warning hits the forecast, most people rush to bring in plants and dig out jackets. Smart homeowners take 20 minutes to protect their biggest asset.
After years of seeing freeze-related claims, I’ve refined this quick winter-proof plan. Do it when the first freeze warning comes and you’ll sleep much better when temperatures drop.
20-Minute Winter-Proof Walkaround
Minute 1-5: Exterior Water Sources
Disconnect and drain all garden hoses completely
Shut off interior valves to outdoor faucets
Open the outside spigots to drain remaining water
Insulate any exposed pipes or valves in unheated areas
Frozen exterior pipes are one of the most common and preventable winter claims I saw.
Minute 6-10: Furnace and Heating System Check
Replace or clean the furnace filter (critical before heavy use)
Test the thermostat by turning the heat on briefly
Listen for unusual noises when the furnace runs
Clear vents and registers of any blockages
Locate and test your emergency shutoff switch
A clean filter and quick test now can prevent a no-heat call on the coldest night of the year.
Minute 11-15: Attic and Roof Quick Scan
If safe, check the attic for any obvious issues
Look for ice dam potential areas from the ground
Ensure attic access is clear and insulated
Note any new stains or smells
Even a quick glance from the access point can reveal problems before they’re buried under snow.
Minute 16-20: Basement, Crawlspace, and Sump Pump
Check for any moisture or new stains
Test the sump pump if you have one (pour water in the pit)
Verify battery backup operation
Look at water heater and main shutoff valve locations
Water + freezing temperatures is a bad combination in below-grade spaces.
Additional Quick Wins (If You Have Extra Time)
Trim back any tree branches touching the house or roof
Clean gutters one last time if needed
Check smoke and CO detectors (replace batteries)
Locate your main water shutoff and make sure everyone knows where it is
Set up a winter emergency kit (flashlights, blankets, etc.)
Why the First Freeze Is Your Best Cue
The first freeze warning is perfect timing. It’s cold enough to remind you winter is coming, but not so cold that you’re already in crisis mode. The ground isn’t fully frozen yet, and contractors still have availability.
