Colorado summers can go from pleasant to scorching in a hurry. When that first major heat wave hits, your air conditioner is suddenly under maximum stress — and that’s exactly when many systems fail.
After years of claims and inspections, here’s what I recommend doing before the real heat arrives.
Pre-Heat-Wave 30-Minute Checklist
Outdoor Unit:
Clear debris, grass, and leaves from around the condenser
Hose off the coils gently (power washer on low only)
Check for bent fins or visible damage
Ensure proper clearance on all sides
Listen for unusual noises when running
Indoor Components:
Replace the air filter — this is critical
Check supply and return vents for blockages
Test thermostat accuracy and battery
Look for signs of leaks or moisture around the indoor unit
Whole System:
Verify the condensate drain line is clear
Check electrical connections and capacitor condition (if comfortable)
Note any strange smells when the system runs
Test in advance during milder days
Warning Signs Your AC Is Struggling
Takes longer than usual to cool the house
Higher than normal energy bills
Ice on the evaporator coils
Warm air coming from some vents
Frequent on/off cycling
Loud or grinding noises
These are your early warnings. Don’t wait until the temperature hits 95°F to address them.
The Most Common Failure Points
Dirty coils — reduced efficiency and overheating
Low refrigerant — often from slow leaks
Failing capacitor — the starter for the compressor
Clogged condensate drain — leads to water backup
Old age — systems over 12–15 years become unreliable in heat
